TPC may be development draw for Norton




NORTON - When Tiger Woods heads to the Tournament Players Club of Boston, he could be driving by biotech companies, hotels or stores in the very near future.

The developer who recently purchased 90 acres near the PGA Tour-owned golf course off Route 140 says the property is "primed for fast-track development" because it already boasts water, sewer and gas infrastructure and has environmental permits.

The land already has permits to build hotels or office space, but Campanelli Companies says the land also holds the potential to be used by biotech or high-tech firms or for retail.

In addition, the fact that Woods and other world-ranked golfers compete at the TPC Boston in the annual $7.5 million Deutsche Bank Championship makes the site more attractive. That tournament rose in stature this year because it was included in the FedEx Cup, the PGA Tour's new four-week playoffs.

"Being right next to a world-class golf venue, this site offers a unique development opportunity," Robert C. DeMarco, a partner of Campanelli Companies, told Boston/SF, a business news Web site. "Not only will it be attractive to companies looking to expand or relocate in new facilities, but it also offers a prime location for a transformative, destination development that capitalizes on TPC-Boston's status and allure. We look forward to bringing a premier development to this location." Norton officials welcome the prospect of a major new development in town.

"We're optimistic," said Town Manager Jim Purcell, who noted that most of the infrastructure already is in place.

Such a development would help to improve the town's industrial tax base, he said.

Selectmen Chairman Robert Kimball agreed.

"We will do anything we can do to support this project," he said. "After all these years of hoping someone would come along one day, we're finally seeing a reputable developer who would develop this property."

Campanelli has developed 10 business parks in Massachusetts and specializes in providing companies with sites and structures that are ready to use.

The company also noted that the land - located on the corner of Route 140 and Arnold Palmer Boulevard, which is the entrance to TPC Boston - has easy highway access to Interstate 495.

Jack Kerrigan, executive vice president at Grubb & Ellis, which served as the real estate broker on the transaction between Campanelli and previous land owner The Park at Great Woods, said the acquisition represents one of the largest land sales south of Interstate 495 in 2007.

"Campanelli was the most qualified buyer because they have a track record of successfully developing over 10 million square feet in this market and have studied this particular site for seven years," Kerrigan told Boston/SF. "This latest Campanelli acquisition continues to speak to the strength of the commercial market."
