NORTH ATTLEBORO - A manufacturer of wood stove pellets may be moving into the North Attleboro Industrial Park if town meeting agrees to a zoning change for property on John Dietsch Boulevard.
Attorney David Manoogian has submitted an article to May's special town meeting seeking to rezone a piece of property owned by CLC North Attleboro from commercial to industrial land.
The property, at 15 John Dietsch Blvd., now houses the Answer is Fitness gym and a vacant 33,000-square-foot building at the rear of the property. The empty building would be subject to the zoning change.
The entire property is now zoned as commercial property as part of the C-60 zone. However, Manoogian said CLC wants to change the back portion to industrial, while leaving the front portion as commercial property.
"Some time ago, the property was all zoned C-60. The owners thought it was so close to the highway, that it would be a better fit for a commercial zone. They were partially right because the front building has been leased as commercial property," Manoogian said. "However, there have been very few takers for commercial purposes on the back building because it doesn't have visibility from the street."
Manoogian said CLC is in talks with a potential tenant that manufacturers wood pellets for wood stoves. He did not name the firm.
The proposal to change the property's zoning will have to be approved by two-thirds of town meeting. Prior to the town meeting, the planning board will hold a public hearing on the article and issue an opinion on the zoning change.
