ATTLEBORO - A local developer is hoping to sell as many as 60 to 70 single-family homes on a 43-acre former dairy farm on Oakhill Avenue.
Robert Catenacci, the owner, developer and real estate agent, said he has had preliminary discussions with city officials and will have a subdivision plan drawn up.
"I think it's the perfect location for a subdivision," he said of the site across from Locust Street.
He said he has two concepts in mind for the site.
One idea is a traditional subdivision broken up into half-acre house lots.
The second possibility is a "hybrid" approach that combines elements of a traditional subdivision with a cluster-type arrangement of houses.
The cluster arrangement would keep houses closer together to preserve more open space.
Catenacci has already put four house lots with frontage on Oakhill Avenue up for sale, and one of them has sold.
The remaining lots will need a subdivision plan approved by the city before they can be developed and sold, he said.
Catenacci said he is undaunted by the slow real estate market.
He said he wants to get started on the subdivision as soon as possible, with some homes built by the end of the year and the rest being constructed over a few years.
"If you price it right and give quality for the buck, there are people who want to buy," he said.
